New Residential Rental Property Rebate (NRRP) Calculator

Buying a new build to rent out? You don't get the first-time buyer rebate — you get the NRRP: up to $6,300 federal plus $24,000 Ontario per unit, $30,300 in total, as long as the unit is leased for at least a year as a long-term residence. Most of Google's top results for this are CRA PDFs. This is the calculator.

Rules checked October 27, 2026 · CRA guide RC4231 governs; this is an estimate of it.

Flagged, not blended: the enhanced 100% federal rebate for purpose-built rentals is a separate claim stream — see the note under your results.

How the NRRP works

When you buy a newly built home or condo to rent out, you pay the full 13% HST at closing — the builder does not credit a rebate on a rental purchase. The NRRP gives part of it back: federally, 36% of the GST portion, capped at $6,300 and phased out between $350,000 and $450,000 of fair market value; in Ontario, 75% of the provincial portion, capped at $24,000. The unit must be leased for at least one year as someone's long-term primary residence, and the claim (form GST524) is generally due within 2 years of closing. Contingency rebate firms exist because investors will pay a cut of a five-figure rebate rather than read CRA's RC4231 guide — this calculator is the free first step.

Projects that qualify as purpose-built rentals (begun after September 14, 2023) can instead claim an enhanced 100% federal GST rebate — a separate stream that this page flags but never blends into the standard NRRP math.
