FHSA + RRSP Home Buyers' Plan Calculator

Most FHSA calculators stop at one program. This one stacks the FHSA with the Home Buyers' Plan the way you'd actually use them together: up to $40,000 of FHSA room plus $60,000 of HBP room per buyer — $200,000 of tax-assisted room for an eligible couple — and shows the 15-year repayment schedule the HBP leaves behind.

Rules checked October 27, 2026 · FHSA room starts the year you open — never retroactively.

FHSA vs HBP — and why the answer is usually "both"

The FHSA gives you a tax deduction going in and a tax-free withdrawal for a qualifying first home — the only account in Canada that does both. Room is $8,000 per year from the year you open the account, up to $40,000, and unused room carries forward only after you've opened. The Home Buyers' Plan lets you withdraw up to $60,000 from your RRSP tax-free for the same purchase, but it's a loan from your future self: repay 1/15 per year starting the second year after withdrawal, or that year's slice is taxed as income. Deposits must be in the RRSP at least 90 days before an HBP withdrawal to keep their deduction.

Because the limits are per person, an eligible couple stacks $80,000 of FHSA room and $120,000 of HBP room. Nearly 484,000 Canadians used an FHSA in its first year, and close to a million accounts existed by the end of 2024 — if you haven't opened one yet, opening before December 31 starts this year's $8,000 of room. Put these numbers together with the tax side in the stacking calculator.

Estimates only — not tax, legal or financial advice. Refund values depend on your actual bracket in the year you claim the deduction. Rules checked October 27, 2026.
