Missed Rebate Checker: Did You Leave a Rebate Unclaimed?

The first-time buyer GST/HST rebate only started with agreements on or after March 20, 2025 — and plenty of buyers who qualified never claimed it, or never knew their builder didn't. If you closed within the last two years, the claim may still be open. This checker tells you where you stand and your exact deadline.

Rules checked October 27, 2026 · Assumes a first-time buyer purchase for your own primary residence.

If a rebate line appears on your statement of adjustments, it was already claimed on your behalf — filing again would double-claim it.

The claim most 2025–26 buyers don't know they have

The Bill C-4 first-time buyer rebate (up to $50,000 federal) and Ontario's match (up to $80,000) apply to agreements dated March 20, 2025 or later. But the law only received Royal Assent on March 12, 2026 — so a full year of buyers signed, closed, and moved in before the program formally existed, and many never went back for it. HST rebate claims are generally due within 2 years of closing, which means most of those claims are still alive today. On an $850,000 new build, the unclaimed amount can be the full $110,500.

Three situations, three answers: your builder credited it at closing (already claimed — do nothing), you never claimed and you're inside two years (file GST190, or GST191 if owner-built — this checker shows your deadline), or the window has shut (late relief is narrow; that's a CRA/lawyer conversation). Not sure whether the builder credited it? Your statement of adjustments is the document that tells you. Full picture: the stacking calculator and the GST/HST rebate calculator.
